In June 2026, Atlanta-based Hathaway Development (through its Dewfall Hathaway partnership) closed on an 11-acre parcel inside the 215-acre master plan and is moving forward with Exchange at Wyld Oaks — a 325-unit luxury apartment community. This marks the first vertical residential construction at the project. Groundbreaking was targeted for June, with the first units expected to deliver in summer 2027. The deal is backed by roughly $71 million in total investment, including a $47 million construction loan from Ameris Bank and institutional equity from Carlyle Realty Partners X. The land itself traded for about $13 million.
This is the moment the project shifts from “horizontal infrastructure” to actual buildings going up.

The master developer has already completed nearly two miles of internal roads, sidewalks, street lighting, and the full utility package. That infrastructure-first approach is why vertical builders are now able to move quickly.
The bigger picture still holds
Wyld Oaks remains a 215-acre mixed-use destination planned for approximately 6,000 residential units (heavily weighted toward multifamily in the early phases), ±300,000 square feet of retail and restaurant space, two hotel sites, an AdventHealth Health Village / medical campus (including a freestanding ER), the Greenhouse outdoor entertainment venue, Bark dog park, and the Yonder preserve that protects the large heritage live oaks that inspired the name.
The project continues under a co-creator model — the master developer finishes the horizontal work and sells parcels to specialized vertical partners. Hathaway is the first major residential player to commit. AdventHealth is already locked in on the health side.
